Halal Mortgage Comparison Tool

Every Shariah-compliant home financing provider in Canada, one row each. Pick your province, the contract structure you are comfortable with, and what you need the financing for; pin up to three for a side-by-side.

Direct answer

Which halal mortgage providers serve my province?

11 Shariah-compliant home financing providers are live in our Canada directory. IjaraCDC publishes coverage of all 13 provinces; the rest serve between 1 and 10 provinces. 4 publish a standing Shariah board. Choose your province in the tool to see exactly who serves you, then compare structure, published down payment, credit floor, and early payoff policy side by side.

  • Province coverage comes from each provider's own published list, not an assumption
  • Structure and oversight are shown as published; nothing is inferred
  • Fields a provider does not publish read "Not published"
  • Every row carries the date we last verified it

Reading the comparison

  • Structure is the Islamic contract the provider publishes. It decides who holds title during the term and how a payment splits between buying equity and paying for use of the home.
  • Shariah oversight is who signs off and whether it is a standing board or a one-time certificate. Labels follow our oversight taxonomy.
  • Coverage is the provider's own published province list. A provider can be licensed in a province and still not lend in every county; confirm the property address at pre-approval.
  • Minimum down and credit floor are quoted exactly as published, including qualifiers. Blank means the provider does not publish a number.
  • Verified is the date we last checked that row against the provider's site.

The contract structures in one place

Musharakah

Partnership where you gradually buy out the provider's share. Well-established Islamic financing structure.

Murabaha

Provider buys the home and sells it to you at a disclosed markup. Widely accepted, though some scholars prefer partnership models.

Ijara

You lease the home with an option or promise to purchase at the end. Well-established AAOIFI-approved structure.

Qard Hasan

Interest-free charitable loan with no markup. Universally accepted as halal.

Amana

Trust-based financing model where funds are held and managed according to Islamic principles.

Declining Balance Co-Ownership

Co-ownership model where you gradually buy out the provider's share over time through declining balance payments.

How to use this comparison: Scholars rule; we organize the evidence. HalalWallet is an independent educational comparison platform - by design, we do not issue fatwas or provide financial, legal, or tax advice. We do the research homework so your final checks are quick and personal. Where our role ends and who takes over.

Product structures and Shariah oversight vary by provider, so finish with three built-in steps:

  • Confirm current terms and halal compliance directly with the provider - their quote is final.
  • Review the contract structure (Murabaha, Ijara, Musharakah, etc.) and any disclosed Shariah board opinions.
  • Bring your shortlist to a qualified Islamic finance advisor or scholar, so the conversation is about your situation, not the basics.
