How the Co-op Works

The co-op uses a named Musharakah Mutanaqisah, or diminishing partnership. You and the co-op jointly own the home. You pay an occupancy charge of 6% a year on the part the co-op owns. Over time you buy more shares, the co-op's part shrinks, and so does your charge.

When you have bought out the co-op's part, title transfers to you. The co-op takes no share of any rise or fall in the home's value.

All money comes from member share subscriptions under an FSRA-approved offering statement. There is no bank borrowing at any point.

What the 6% Occupancy Charge Means

Say the co-op owns $300,000 of your home. At 6% a year, your occupancy charge is $18,000 a year, or $1,500 a month. On top of that, you buy more shares each month to grow your ownership.

As your share grows, the charge drops. If the co-op's part falls to $150,000, the charge falls to $750 a month. The faster you buy shares, the less you pay overall.

Compare that 6% with a Manzil profit rate from 5.90% to 6.20% as of July 23, 2026. The numbers are close. The real difference is timing: the co-op can only fund your home once member capital is available.
