Manzil RRSP - Registered Retirement Savings Plan
Halal Retirement Accounts in Northwest Territories
Manzil's RRSP finally lets observant Canadians capture the country's biggest tax deduction without holding interest-bearing funds: contributions are tax-deductible (2026 limit: $33,810 or 18% of prior-year earned income, whichever is lower), unused room carries forward indefinitely, and growth compounds tax-deferred until withdrawal. Corex Financial manages the AAOIFI-screened portfolio - screened equities and halal income assets in place of the bond and GIC allocations conventional RRSP portfolios rely on - under Manzil's named three-scholar Shariah Supervisory Board. The account converts to a RRIF or annuity by December 31 of the year you turn 71, with CIRO-member custody and CIPF coverage.
Manzil's RRSP addresses a problem observant Canadian Muslims have faced for years: capturing the RRSP deduction without holding interest-bearing funds, since conventional RRSP portfolios lean heavily on bonds and GICs. Contributions cut your tax bill now - up to $33,810 for 2026 - and grow tax-deferred inside AAOIFI-screened portfolios managed by Corex Financial, with a named three-scholar Shariah board certifying the products and external Shariah audits in the governance model. Withdrawals are taxed as income later, which is the point of the deferral but does commit the money until retirement, and Canadian fees are unpublished. Best for middle- and higher-income earners for whom the deduction outweighs the TFSA's flexibility.

How Manzil Works
Get Pre-Qualified
Apply online at manzil.co. Manzil reviews your income, credit and down payment (minimum 20%) to confirm your financing capacity.
Choose Your Structure
Select the Musharaka co-ownership model (ON, BC, AB, SK, NS) or the fixed Murabaha resale mortgage (Ontario, $100K-$1.5M).
Co-Purchase or Resale Closing
Under Musharaka, you and Manzil buy the home as partners with your down payment setting your initial share. Under Murabaha, Manzil buys the home and resells it to you at an agreed price.
Monthly Payments to Full Ownership
Payments run on 2-5 year terms with amortization up to 25 years. Under Musharaka each payment increases your ownership share until you own the home outright.
Financing Structure
Manzil's flagship structure is diminishing Musharaka (co-ownership): you and Manzil buy the home as partners, you hold title and live in it, and each monthly payment buys back Manzil's ownership units while paying a profit rate on the share you don't yet own - until you own 100%. The profit rate is fixed for each 2-5 year term and is priced off the expected returns owed to Manzil Mortgage Fund investors, compounded annually rather than in advance. A Murabaha (cost-plus resale) contract is offered as an alternative: Manzil buys the home and resells it to you at a disclosed markup paid in installments. Both contracts are certified by Manzil's Shariah Supervisory Board and were independently certified by Mufti Ebrahim Desai of Darul Iftaa Mahmudiyyah.
In-Depth Analysis
Manzil is Canada's most established halal-finance company. Founded in Toronto in 2017 by Dr. Mohamad Sawwaf, it spent roughly two and a half years in legal and regulatory R&D before launching halal mortgages in 2020, funded not by bank credit but by the Manzil Mortgage Fund (MMF) - a Shariah-compliant investment vehicle whose units trade through registered channels (the fund has been listed on Cboe Canada, formerly NEO). A CAD $2.44M seed round in 2022 (led by Think Financial, the financial arm of True North Mortgage) financed expansion, and acquisitions followed: Muslim Will (2022, halal wills), Canadian Islamic Wealth (2024, advisory), and US robo-advisor Aghaz (2024, the beachhead for Manzil Invest USA).
The mortgage business crossed CAD $50 million financed by August 2024 and CAD $100 million by October 2025 - roughly 240 households (company-reported figures via press). The funding model is circular by design: private investors buy MMF units, the fund finances residential purchases through Musharaka and Murabaha contracts, and homeowner payments generate the investors' return. Published fund data (April 2025) shows what that portfolio looks like: $101.8M in residential assets, a $55.4M mortgage book at a conservative 54.39% finance-to-value, a 0.00% default rate, and an average financed client with $179,163 household income and a 784 credit score. The portfolio is 98.79% Musharaka contracts and 72.83% Ontario, with Alberta at 24.49% and BC at 2.68%.
The flagship product is the Musharaka (diminishing partnership) mortgage: a 5-year fixed-rate co-ownership in which the buyer holds title from day one, the down payment (minimum 20%) forms the initial equity share, and each monthly payment both buys back Manzil's units and pays a profit rate on the share not yet owned. Contract terms run 2-5 years against amortizations up to 25 years, the profit rate is fixed per term and priced off expected MMF investor returns (compounded annually, not in advance), and a one-time administrative fee - typically 2% of the financing amount - is due at closing. A Murabaha (cost-plus resale) alternative exists with its certificate published for Ontario. Financing runs up to $1.5 million, closings typically complete in 10 to 40 days, and manual underwriting is available for self-employed, business-owner, rental, retirement, and investment income. Prepayments are permitted up to 20% of the outstanding balance per year and a full early exit requires a minimum 30-day notice, though Manzil's stated position is that there are no penalty fees for early payoff. Applicants must be Canadian citizens or permanent residents, and support runs by phone and email in English and Arabic with a stated two-business-day response time.
Manzil's own pages state primary operations are focused on Ontario, Alberta, and British Columbia, while Quebec service launched briefly and new applications are temporarily paused over technical hurdles (company statement, July 2026); the published product certificates are Ontario-scoped. Purchases, refinances, and mortgage transfers are all supported. Manzil frankly addresses the 'it's just interest with another name' objection: percentages are a pricing metric, and the Shariah distinction lies in the asset-backed contract - its own blog even concedes renting can be the more prudent halal choice at market peaks.
Beyond mortgages, the Canadian suite is the broadest of any halal provider in the market: Manzil Invest (managed halal portfolios and the full registered-account lineup - TFSA, RRSP, spousal RRSP, FHSA, RESP, RRIF, LIRA, plus non-registered personal/joint/business accounts) delivered through Corex Financial Inc., a portfolio manager registered in every province and territory whose custodians are CIRO members with CIPF protection; Manzil Wills ($99 and $149 online Islamic will tiers); a zakat hub fronted by Mufti Faraz Adam; Manzil Money (an interest-free spending account with prepaid Mastercard, operated by FINTRAC-registered Manzil Money Services Inc.); Manzil Realty (an eXp Canada partnership); and the Manzil Development Fund for community projects such as the Windsor senior-housing development.
Corporate structure: Murabaha Inc. (d/b/a Manzil) is a federal CBCA corporation registered March 1, 2019, headquartered at First Canadian Place in Toronto; subsidiary Manzil Mortgage Services Inc. is an FSRA-regulated mortgage broker in Ontario. Manzil describes itself as the first Canadian member of AAOIFI (company-claimed). The US expansion (SEC-registered Manzil Invest USA, the Nasdaq-listed MNZL ETF) makes it the only North American halal platform operating full product suites on both sides of the border.
Shariah Compliance Details
- Three published Shariah Supervisory Board certificates cover the product suite: the Manzil Mortgage Fund, the Murabaha Financing Product (Ontario), and the Musharaka Financing Product (Ontario) - issued in English, French, and Arabic. Manzil's current SSB roster, per its about page, is Dr. Shaher Abbas, Dr. M. Gadhoum, and Mufti Faraz Adam.
- Both home-financing products additionally carry independent third-party certification from Darul Iftaa Mahmudiyyah, issued by the late Mufti Ebrahim Desai - one of the most widely respected muftis in contemporary Islamic finance (certificates predate his passing in 2021).
- The AMJA Resident Fatwa Committee, in a resolution dated January 29, 2025, reviewed both of Manzil's home-financing contracts and deemed Murabaha and Musharakah financing "permissible, out of need" in their current form - citing the high cost of renting in Canada and the scarcity of prohibition-free alternatives. The committee also advised contract improvements (proportional profit/loss sharing on the Musharakah) and recommended appointing an independent Shariah supervisory board per OIC Fiqh Academy guidance.
- Manzil states it is a member of AAOIFI (describing itself as the first Canadian member - company-claimed) and structures its governance on AAOIFI's three required layers: an active Shariah board, independent external audits, and an internal compliance function with an internal Shariah auditor on staff. Annual Shariah audits are published for 2021, 2022, and 2023; the Mortgage Fund itself requires no purification of returns since the underlying income is contract-based rent/profit rather than interest.
- Manzil reports mortgage-brokering licences across its five operating provinces - Ontario, Alberta, British Columbia, Saskatchewan and Nova Scotia - including BCFSA #MB601417 (British Columbia) and #2022-3000552 (Nova Scotia), alongside registrations #13411 and #512027 (company-reported, July 2026).
How Manzil Compares
Manzil is the incumbent in Canadian halal finance. How it compares depends on your province, preferred contract structure, and whether you want investing under the same roof.
EQRAZ offers a monthly Murabaha mortgage certified by the Shariyah Review Bureau across all 10 provinces - broader coverage than Manzil's five, but Murabaha-only with no in-house investing platform.
IjaraCDC covers all 13 provinces and territories with an Ijara (lease-to-own) trust structure and has specialty programs (self-employed, new physicians, bridge financing) Manzil doesn't offer.
Servus Halal is a Murabaha mortgage from a regulated Alberta credit union, certified by the Canadian Islamic Finance Board - a strong Alberta-only alternative backed by a deposit-taking institution.
Bottom Line
Manzil is Canada's most established halal mortgage provider, offering AAOIFI-aligned Musharaka (co-ownership) alongside a Murabaha structure. Available in Ontario, Alberta, British Columbia, Saskatchewan and Nova Scotia with the largest track record in the market.

How to use this comparison: HalalWallet is an independent educational comparison platform - by design, we do not provide financial, legal, or religious advice. We do the research homework so your final checks are quick and personal.
Product structures and Shariah oversight vary by provider, so finish with three built-in steps:
- Confirm current terms and halal compliance directly with the provider - their quote is final.
- Review the contract structure (Murabaha, Ijara, Musharakah, etc.) and any disclosed Shariah board opinions.
- Bring your shortlist to a qualified Islamic finance advisor or scholar, so the conversation is about your situation, not the basics.
